House Rules and Policies

The basics

Check-in: 5:00 pm, self check-in with a smart lock
Check-out: 10:00 am
Minimum stay: 3 nights, 4 over holidays
Guests: Up to 8, all named on the booking. Babies under 2 don't count toward the 8.
Vehicles: Up to 2, parked on the paved pad
Primary renter: 25 or older
Quiet hours: 10 pm to 8 am
Parties and events: Not allowed
Smoking and vaping: Not allowed indoors

Only guests named on the booking may stay overnight. Neighbors are close, so keep music and voices low outside during quiet hours.

Pets

Up to 2 pets, $75 per pet for the stay.
No large or aggressive breeds.
Crate pets when you leave them alone in the cabin. A folding crate is provided.
Keep pets off the furniture and beds.
You're responsible for extra cleaning or damage caused by a pet. On direct bookings it's charged against the deposit hold.
Service animals are not pets, and no pet fee applies. Please tell us before you arrive.

Hot tub and fires

The hot tub is open all year. No glass in or around it, and supervise children at all times.
Firewood is provided for the stone fire pit. Keep the fire inside the pit, never leave it unattended, and put it out with water before you go inside for the night.
The propane fire table on the lower deck turns on and off at its control knob. Turn it off when you leave the deck.
Don't build a fire when Sevier County or the state has a burn ban in place.

Camera notice

One exterior camera covers the driveway and parking area. It records video and audio. There are no cameras inside the cabin.

Driveway and winter weather

The driveway is short, steep and paved, and it ends at a level pad with 2 parking spaces. In snow or ice, use an all-wheel or four-wheel drive vehicle. If roads or the driveway look unsafe, call us before you set out.

Septic and well

The cabin runs on a private well and a septic system. Flush only toilet paper: no wipes (even ones labeled flushable), paper towels, feminine products or grease.

Payment, deposit and cancellation

Direct booking on this site opens soon. These terms are for direct bookings; Vrbo and Airbnb bookings follow the terms on those listings.

Your total: the nightly rate, the $180 cleaning fee, any pet fees and 12.75% in taxes.
Payment: 50% when you book, the rest 30 days before check-in (the full amount if you book within 30 days of check-in).
Deposit: a $500 refundable hold on your card, released after check-out once the cabin has been checked.
Taxes: 7% Tennessee sales tax, 2.75% local sales tax and 3% Sevier County lodging tax, 12.75% in all.

This matches the cabin's Moderate cancellation policy on Vrbo. Travel insurance can cover cancellations the policy doesn't.

If something breaks

Call 865-654-1243 as soon as you notice a problem. The local team will fix it or tell you what to expect.

The rental agreement

These rules apply to every stay, however you book, and are part of the rental agreement direct guests will sign. Serious violations, such as a party, extra guests or smoking indoors, can end the stay without a refund.
